  1.     Price must be position properly to encourage a second look and create interest.

2.     Start to win the beauty contest buy eliminating clutter, removing personal pictures, and staging.

3.     Disclose the obvious that will come up in an inspection, this will help hold your sales price and give the buyer faith in the property.

4.     Cleanliness is king; clean everything from windows, ovens, yard trash to window sills.  Does the wood work need freshening with some lemon oil? If the property is vacant try splashing bleach into the toilet occasionally to keep a clean fresh smell to the home.

5.     If possible take a tour of the other homes listed in your area and price range.  Would yours win the Price War? The Beauty Contest?  If not your home will not be the first to sell and may need a professional eye to help position your home properly.
