Home Buying In Summit County
I am working on a contract today for an out of state client and in a moment of quiet I am reflecting on the changes in the buying process reflected in the current market. I entered this business in a time when the seller was in control of the purchase. Basically, you placed your home or condo on the market at a price that suited you and watched as the offers came in. Some homes even sold for more than the asking price! There have always been the buyers looking for a bargain, and in that past market they very seldom got the “deal”.
Today I am writing an offer at a fraction of the asking price for a home with some expectation that a seller may actually accept the offer or at least not be insulted with the offer and begin a negotiation. My buyers are strong and want a second home in the mountains. They are not in love with a particular property but instead have identified a group of homes that meet their basic criteria of a comfortable family home in the mountains and are willing to make offers until they strike a deal on one of the group of properties. What a change from the market of just 3 to 5 years ago. I expect my buyers to be successful and purchase a home with instant equity.
